Plans & Projects
We are committed to an ongoing programme of development projects so that we can continue to address the housing needs of Powys and Ceredigion. We do this by working with our local authority partners and we undertake new building projects through our membership of the Undod consortium. It is our aim to continue to develop and grow into the future using a variety of methods and funding sources.
Details of our current projects and future plans are listed below:

Ponterwyd Development Project
A new development of nine houses and bungalows in the village of Ponterwyd, Ceredigion started on site in the summer of 2007. The development is funded using a combination of Social Housing Grant (SHG) and private finance and is due to be completed in May 2008.
On this development the Association is piloting a new approach to its development work that intends to create a culture of active and inclusive resident and community participation. The project has two broad strands:
- By identifying prospective tenants early in the development process, we will be able to get them involved in on-site decision making on their new homes.
- Through working with the wider local community in respect of the development, our aim is to understand the impact of our development on the village and surrounding area in relation to local services and facilities.

Llanwrin Development Project
In the village of Llanwrin, close to Machynlleth, the Association has begun work on the construction of four houses and two bungalows to meet local affordable housing needs. The project started on site in the spring of 2007 and is expected to be complete in November 2007.

Derwenlas Development Project
Also close to Machynlleth, the Association has begun work on the development of three houses in the village of Derwenlas. The houses, which are expected to be complete in November 2007, will be allocated to meet local affordable housing needs.

Tenure Neutral
The three developments referred to above (Ponterwyd, Llanwrin and Derwenlas), and future MWHA developments are being developed on a “tenure neutral” basis. This means we are developing the housing and allocating them based on housing need, as with all our developments, but once the properties have been allocated, the tenants are offered the chance to buy a share in the property, thus providing the chance to get a foothold on the housing ladder.

A New Headquarters for Mid-Wales Housing
Towards the end of 2008, Mid-Wales Housing will be moving into new purpose built headquarters.
Site clearance began in January on the site in Ffordd Croesawdy, which overlooks the main western approach into Newtown.
The Association moved to its current address in the centre of Newtown in 1999 but our continued growth and expansion in both size and services has brought about the need for a move to more user-friendly accommodation.
Mr Shane Perkins, Chief Executive of Mid-Wales Housing, said: “The Association continues to expand, both in terms of properties in management as well as the range of services we provide. Our current offices have become cramped and unsuitable both for our needs and those of our customers.
“We have been looking for a suitable location to develop a new head office for some time and the Ffordd Croesawdy site will not only provide space to build new offices but the Association also plans to build up to 30 new homes as well.
“The Board of Management of the Association has studied the business case for the development and is satisfied that the move is the right decision for the Association, its staff and its tenants. One of our rules was that when developing the new building there had to be no negative impact on plans to improve and maintain existing housing nor the development of new schemes to meet the needs of communities across Mid-Wales.”
The building has been designed by Hughes Architects of Newtown, the main contractor is W D Stant based in Wrexham, and the development will be project managed by Shrewsbury based, Metrics Consultants.

DSO Yard, Machynlleth Development Project
Mid Wales Housing Association has recently received planning approval to build 8 x 1 bedroom flats on part of the DSO Yard Site at Heol Pentrerhedyn, Machynlleth.
The flats will be let using the Mid Wales Housing Lettings Policy which is based on the Powys County Council allocation Policy. (Our lettings policy is readily available in the Downloads section of this website).
These flats are not designated for any specific section of the community but will be let to local people of any age, who meet our local connection criteria and who are in housing need.
This means there will be a significant Social Housing Grant investment from the Welsh Assembly in the area of £403,402.
