Development
Mid Wales Housing Association develops affordable housing across Powys and Ceredigion. We work closely with local communities and are keen to hear about sites where there are development opportunities.
This may include a site you wish to sell, a site you wish to develop where we could purchase some or all of the completed properties or where we could purchase part of the site or properties where a Section 106 Agreement is in place to develop affordable housing.
We will also consider sites which are partly developed or complete. Where we are developing affordable properties, we must meet certain key standards. The menu at the top right of this page contains a list of the minimum requirements for our affordable housing.
We rarely consider purchasing individual properties that are for sale.
Exciting New Opportunities At Mid-Wales Housing
Mid Wales Housing Association is expanding and we need your help!
After 36 years in existence, Mid Wales HA has set itself an ambitious target - to double our stock over the next five years!
We currently have 1300 properties in management and since we started up, have served the affordable housing needs of rural communities in Powys and Ceredigion.
To ensure we have a strong financial base from which to continue providing affordable housing for local people and communities, we need to expand.
To fulfil our objective, we need to find development opportunities which are slightly different to the small sites we normally develop. A description of the kind of opportunities we would be interested in can be found below and you will see that we have removed some of the constraints which usually apply.
We would be pleased to hear about any development opportunities which you believe fit our criteria.

We will consider sites without planning, un-started developments with planning, developments on-site and part finished, completed sites in management |

Where no planning is in place the advantage would be that we can influence the layout and mix The disadvantage that the timescales for us are short and we need to be sure developments will be on site at the latest April 2015, the beginning of 2015/16 financial year |

We intend promoting a range of tenures on each development as follows: Tenure Neutral - (rent converts to "right to part buy" after 12 months) Affordable Rent - If grant is available Intermediate Rent - Affordable rent if no grant available Affordable Sale - Less than OMV Shared Ownership Leasehold Market Rent and Market Sales |

Finance / Grant |
Mid Wales Housing Association has access to a large loan facility to fund new development opportunities. We will not be reliant on access to Social Housing Grant, so are in a position to enter into contract now |
