Development

Mid Wales Housing Association develops affordable housing across Powys and Ceredigion. We work closely with local communities and are keen to hear about sites where there are development opportunities.

This may include a site you wish to sell, a site you wish to develop where we could purchase some or all of the completed properties or where we could purchase part of the site or properties where a Section 106 Agreement is in place to develop affordable housing.

We may also consider sites which are partly developed or where properties have been completed already. Properties we acquire or develop must meet certain key standards – please see the minimum requirements section below.

We do not often consider purchasing individual properties that are for sale.

Minimum Requirements For Our Housing

For Housing Associations to access the Social Housing Grant from the Welsh Assembly, their properties must meet the requirements listed below. Please bear in mind that whilst these are the most current versions of the requirements, the Welsh Assembly will from time to time amend and revise these.

The Code For Sustainable Homes

The Code For Sustainable Homes

In 2008 the Welsh Assembly raised the standard for the development of all new Housing Association homes, stating that all new homes must meet at least Code for Sustainable Homes Level 3. In future years this standard is likely to be raised to Code Level 4 or 5, so developments planned for future years may need to think about meeting the higher levels of the Code. Social Housing Grant

In early December 2008, the Welsh Assembly announced that it would make available to Housing Associations extra Social Housing Grant to stimulate the building economy and increase the availability of affordable housing.

 

In order to be responsive to the current market, some of the minimum standards have consequently been relaxed. Therefore, if you have properties which are COMPLETE or PART COMPLETE but do not necessarily meet the above standards, we still want to hear from you.
