Existing Tenants >> Responsibilities

Keys

You are responsible for the keys to your home. The Association does not keep spare keys (we do have keys to the communal areas of blocks of flats for emergency use). If you lose your keys or lock yourself out, you are responsible for getting back in. We can help you arrange this but you will have to pay.

Insurance

Contents insurance - this covers your possessions like carpets, curtains, electrical goods and furniture. It is your responsibility to get contents insurance. It doesn't have to be expensive. If there was a fire, without contents insurance you would lose everything. Please make sure that you are covered.

Buildings insurance - this covers the structure of the building like the roof, walls, floors and windows. The Association sorts this out and pays for it.

Pets

Pets are great as long as they don't cause a nuisance to people. If your pet is not likely to be a nuisance e.g. a goldfish or hamster you don't need to ask permission to have one. If you want to keep a cat or dog you must write and ask us. If we say yes, you have to keep your pet under control - it must not annoy other people. If we get complaints about your pet we may ask you to find it another home.

Maintenance

If things need fixing in your home, please try to tell us as soon as possible. This can also be done on-line in the Report A Repair section of this website.

Some things are up to you to fix and maintain:

  • Broken sinks
  • Broken windows
  • Cleaning Windows
  • Decorating and cleaning the inside of your home (we decorate the outside)
  • Lost keys
  • Easing doors after you have a carpet fitted
  • Light bulbs and electrical fuses
  • Tap washers and sink plugs
  • Window stays and fasteners
  • Clothes lines and bins
  • Shrinkage cracks in walls or ceilings
  • Keeping your garden tidy
  • Any of your personal property that is broken
  • Anything that you have damaged

(This list is currently under review).

Vehicles And Parking

Please use your own parking space. If your car is un-roadworthy or abandoned, it should not be parked on Association property. If it is, the vehicle could be removed or action taken against your tenancy agreement.

If you want to keep a caravan, trailer, lorry, boat or commercial vehicle at the property, you must write and ask our permission first.

Rubbish And Disposal Of Large Items

Please use your dustbin and put it out on the right day. You will need to ask the Council to take large items away (there may be a charge for this).

Drugs

We work with the Police to stop drug dealing in our properties. You may be evicted for this.

Other Responsibilities

You must write to us and ask for permission if you want to:

  • Alter your home in any way
  • Put up a fence or shed
  • Put up a satellite dish (you must also ask the Local Authority)
