Planned Maintenance

Investment

The quality of the homes provided is of the highest importance to Mid-Wales Housing Association. In recent years the Association has been investing over £1,700,000 each year in repairs and maintenance. This has made significant improvements to the quality of tenant’s homes. The Association will continue to spend its biggest budget expenditure on tenant’s homes and maintain this position in the future. The following chart shows the Associations investment in repairs and maintenance over the last 5 years:

Satisfaction

Surveys of the Associations tenants show that they are very happy with the service provided. However, the Association is endeavouring to improve the maintenance and repair service by listening to what tenants want. Our planned maintenance programme is targeting those items which tenants have told us they wish to see in their homes, such as a shower in each property.

Future Plans

The Association is bringing all of its properties up to a standard known as the Welsh Housing Quality Standard (WHQS) to ensure all tenants live in good quality homes. It is also going beyond this by installing new technologies, such as photo voltaic panels, which will reduce tenants heating and power costs. The Association will be spending at least £700,000 a year in future to deliver these improvements to tenants’ lives. From April 2011 these investment plans will be published and made available to tenants.
